Ko represented the buyer in the transaction, a local Marin County investor. The seller was the Orie F. Graves and Pauline T. Graves Revocable Trust - Survivor's Trust. Located at 114-120 Oak Street and just a few blocks from Petaluma’s city-center intersection of Washington Street and Petaluma Blvd., Ko characterized the sale as a special trade for its product type and location.
“This type of property in a submarket like Petaluma’s West End just doesn’t become available very often and was a great opportunity for my client. Between the quality, layout and location of these apartments, it represents a very stable investment,” Ko said.
Each apartment home is two stories with two bedrooms, 1.5 baths, approximately 925 square feet of living space and private decks. Built in 1965, the fourplex is within easy access to restaurants, parks, schools, shopping and other urban amenities.
The property is positioned on a downslope facing east with good views of Petaluma and the valley floor.
